Strata managing agents are appointed by the owners of multi-unit properties to manage the financial and administrative affairs of their strata scheme.
Strata managing agents often work irregular hours.
They spend much of their time dealing with the residents living in the property they manage, contractors who work at the property and various professionals, including building consultants, solicitors and engineers.
Strata managing agents may offer management services to residential and commercial properties, retirement villages, hotels and resorts, industrial schemes and shopping centres.
TASKS
- arrange routine maintenance, repair and upkeep of the common property
- keep bank and other accounts for maintenance contributions (strata levies)
- pay accounts and outgoings
- maintain the strata records
- organise and conduct strata meetings
- arrange insurance

SPECIALISATIONS
Principal (Strata Management Agency) - manages the activities of other strata managing agents within an organisation.
To become a strata managing agent you usually have to complete a VOC qualification in property services (operations/real estate) or a short course in strata management registration. As subjects and prerequisites can vary between institutions, you should contact your chosen institution for further information. You may be able to study through distance education.
You can also become a strata managing agent through a traineeship in Property Services (Operations) or Property Services (Real Estate).
Entry requirements may vary, but employers generally require Year 10.

Strata managing agents need to be licensed with NSW Fair Trading or the ACT Office of Regulatory Services in order to practise in that state or territory. To become licensed you must undergo a National Police Check and meet training requirements. Strata managing agents must have a detailed knowledge of the Strata Schemes Management Act, Community Titles Act and other laws relevant to the property sector. In addition, they may require knowledge of the building industry, building types, zoning requirements and other related developments in the community. Strata managing agents may only manage properties under the supervision of the licensee-in-charge of the strata managing agency.
